What is Cora Merrick Park?
Cora is a 13 story condominium of seventy-four residences on a full block across the street from Shops at Merrick Park in Coral Gables. It is developed by Constellation Group and The Boschetti Group under the entity 4241 Aurora, LLC, with architecture by Arquitectonica, interiors by Urban Robot and a wellness program by Lamarca Well, and it is designed for WELL certification. Completion is expected in 2028.

Why Level 5 matters
Every line keeps the same interior from floor to floor, but the fifth floor carries much larger terraces: 428 to 1,118 square feet outside on Level 5, against 98 to 464 on Levels 6 to 12. The F two bedroom is the extreme case, 1,118 square feet outside on Level 5 and 193 on the floors above. If outdoor space matters more to you than height, start the search on Level 5.
Prices and deposits
The developer's price ranges for available residences, dated April 8, 2026, list the lowest price in each type: one bedroom $994,000, one bedroom plus den $1,264,000, two bedroom two bath $1,555,000, two bedroom two and a half bath $1,720,000 and three bedroom plus den $2,652,000. Combination residences are priced on request.
The deposit structure is 20% at contract, 10% at 90 days, 10% at 180 days and 10% at top-off, with the balance at closing. Forty percent is due within six months of signing, so plan the cash for the first six months, not only for closing.
What to ask before you sign
- Which residences on Level 5 and on Levels 11 and 12 are still available, and their current prices
- The estimated association fee for the residence you are considering
- How assigned parking and valet work for your residence
- The developer's current construction schedule and the expected top-off date
